The project
In February 2002, Ellenbrook Developments Ltd was contracted to provide serviced residential and sports facilities to the University of Hertfordshire. Construction work was completed in 2003 and Vercity delivers the management service agreement (MSA) to the project. The MSA has a particular focus on contract compliance to ensure the facilities management providers are delivering their contractual obligations. Our award-winning collaborative working continues to create a positive impact for the public sector whilst maintaining investor returns.
Approach
Under the original contract, Carillion Building Special Projects (CBSP) constructed the facilities. Operational facilities management commenced in August 2003 with Carillion sub-contracted to provide the services. Vercity provides the MSA services for the project company, delivering expert consultancy services that achieve cost certainty over the life of the project. We ensure that expenditure is optimised and risk exposure is reduced. By addressing the relevant technical and financial aspects of the project, we ensure that all strategic asset replacement programmes are properly coordinated, controlled and supported.
Process
In 2017, Carillion exited the project and facilities management is now delivered by Pinnacle. Through careful planning and evaluation, our strategic asset management supports the delivery excellent services in the residential accommodation and Sports Village facilities. In developing tailored action plans, we identify where value can be added and where investment is required to achieve outcomes.
The Result
In August 2003, the Sports Village was completed. In September of the same year, the residential accommodation blocks were completed and, to this day, both facilities contribute to a positive student experience at the University of Hertfordshire. In 2014, the Sports Village gym was extended. The Hatfield de Havilland Campus accommodation includes eleven purpose-built halls made up of 144 self-contained flats and 1600 bed spaces. The flats are made up of single study bedrooms with ensuite shower rooms, fridges, and network points, with a shared kitchen/common room. Each flat accommodates an average of eleven students.
Project Impact
The University Sports Village provides world class strength and conditioning services for elite sports performers throughout Hertfordshire, Greater London and the South East of England. The facilities are used by England Squash, England Golf, England Netball, England Women’s Rugby, Women’s FA, Saracens Mavericks, Arsenal Women’s FC, Saracen’s Ladies and Wasps Netball.
“Vercity demonstrates a true partnership approach. They work diligently and proactively with the University and Sports Village to plan all work at times that have the least impact to our business and were very fair with how they helped us mitigate the commercial impact of two pool closures in a 12-month period in 2018. The result is a really well-managed project”.
