Asset Manager

Strategic Asset Management (SAM)

  • Assist the Associate Director with the management of Vercity’s SAM services to time, on budget and to the agreed service scope and quality standards.
  • Mentor and manage other less experienced colleagues, as necessary. Influencing them to take positive action and accountability for their assigned projects and tasks.
  • Support the service leader (Senior Asset Manager or Associate Director) on asset management projects as agreed with the Associate Director.
  • Support the delivery, client management and profitability of projects.
  • Provide asset management expertise and professional advice on asset management and replacement to support Vercity’s SAM service offering to its clients.
  • Support the detailed analysis of building assets and modelling of technical and financial lifecycle data inputs which cover all building elements.
  • Support the management the delivery of survey commissions on behalf of the SAM team and as directed by the Associate Director /SAM Management Team including supporting QA reviews.
  • Undertake building assessments in support of the Associate Director /SAM Management Team.
  • Assist the Asset Management team with relationship and performance management of Vercity’s strategic providers on building fabric and engineering related products across the portfolio.

Key Responsibilities

Management Assistance

  • Help provide regular reports on the overall performance of the SAM operational portfolio including the status of the overall lifecycle fund.
  • Help manage client relationships at tactical/regional level with Client representatives.
  • Work with the Associate Director in the performance of data maintenance to SAM lifecycle models.

Surveying and Asset Management

  • Support the management and delivery of survey commissions on behalf of the SAM team and as directed by the SAM Management Team including supporting QA reviews, as required.
  • Assess and provide specific insight into asset condition, performance and operational risk by undertaking non-intrusive inspections.
  • Develop a working knowledge of the SAM team’s data management and processes.
  • Work with Mobilisation Team to generate lifecycle models, plans and dashboards from data in Microsoft Excel and other software systems.

Operational Delivery

  • Manage client relationships at a tactical/regional level with Project leads or Client representatives.
  • Prepare professional client reports and dashboards to a high standard on progress against SAM deliverables.
  • Review and challenge lifecycle expenditure requests on behalf of clients and comment on the appropriateness and technical/commercial robustness.
  • Work with the project teams, FM Service Provider and other SAM team members to generate 5-year lifecycle plans.
  • Work with the Mobilisation Team to help update the SAM lifecycle profile through data maintenance.
  • Work with the project teams to track progress against the lifecycle plan including status of the budget against orders placed and invoices received.
  • Inspect and comment on ongoing and completed lifecycle works.
  • Attend lifecycle management and delivery meetings with the FM Service Provider and project teams.
  • Attend board meetings to present progress and value adding initiatives.
  • Liaise with, and present persuasively to technical advisors
  • Review contracts to clarify responsibilities
  • Add value by proactively seeking opportunities which generate efficiencies for the client through a review of strategies.
  • Provide advice and guidance in relation to procurement and tendering processes for the packaging of works.
  • Gather portfolio understanding of asset performance and advise on product selection in the delivery stage.
  • Identify issues which may affect other projects in the broader managed portfolio and share information using available resources.
  • Work with the SAM Management Team to develop and manage supply chain agreements to ensure best value in lifecycle planning and delivery.
  • Work with strategic providers on new products, innovation and best value solutions which generate procurement and whole-life benefits.
  • Carry out quality assurance checks and peer reviews on other less experienced colleagues’ outputs, as appropriate.

Technical and Commercial

  • Collating information from Vercity’s projects and the industry to develop and maintain up to date and robust cost information.
  • Support the team in identifying ways to reduce costs and add asset value across the portfolio.
  • Feed into the library of information on asset elements including liaison with strategic providers on product types, costs and activity cycles.
  • Identify and progress new business opportunities for the SAM team and Vercity.
